If the asking price for your favorite home seems too high in comparison to other comparable homes, don’t be shy in making an offer to your favorite home at the lower asking prices of the less desirable but comparable homes. You may find a motivated seller who will negotiate with you.

Example:

You narrow your choices down to two very similar homes in the same neighborhood. You like the lot of Home A, priced at $300,000, but the house itself is not everything you hoped it would be. You prefer Home B priced at  $340,000, but the lot is not as great. Try stepping out with an offer for Home B similar to the price ofHome A and see what happens!

1.     First, look for homes that are similar in the size, lot, or price range. You can start at our website, Zillow, Trulia or others. But be sure to get a look inside the home with an agent.

2.     Weigh out the pros and cons of these comparables until one of two or three homes come out on top as your best possible choice.

3.     Ask yourself if any of these homes have features you can’t live without. On the flipside, are there repair needs in a home that you just can’t afford or aren’t willing to do? As you make these comparisons, bring one of these homes to the top of your list.
